Project Overview
Job Date: August 2003
This project involved a single-storey extension, including new openings in the kitchen and living room, with careful planning around sewer drainage and building control compliance.

Sewer Drainage and Manhole Construction
We assessed existing sewer runs, relocated soil drains, and constructed a new manhole aligned with the main sewer. Concrete base, engineering brick walls, and P-shingle support were used for stability. Connections included the kitchen, bathroom, and washing machine.

Foundation Work and Soakaway Installation
Excavation and shuttering were completed carefully near existing sewer drains. A soakaway was constructed with honeycomb brick walls, filled with hardcore and covered with garden fabric, soil, and turf. Pipes from gullies were laid into the soakaway structure and surrounded with P-shingle for support.







Damp Proof Course and Blockwork
We installed a new DPC, built engineering brick walls up to DPC level, and bridged gaps with pre-stressed lintels.


Oversite (Flooring) Preparation
Floor leveled with ballast and sand, damp proof membrane laid, then polystyrene insulation boards installed and topped with 4 inches of concrete to form an insulated subfloor.

Wall Construction and Insulation
Cavity wall brickwork with Rockwool insulation, wall ties, lintels above openings, and vertical DPCs tied into the existing structure.


Roof Plate, RSJ, and Joist Installation
Wall plates fixed, RSJs installed with padstones, jiffy hangers for joists, fire-resistant paint applied, and firring pieces added to create roof slope.






Warm Deck Flat Roof
Kingspan insulation bonded to plywood, three layers of torch-on felt applied, lead flashing installed, and PVC fascia boards fitted with green mineral drip edge.
Window and Door Installation
UPVC windows and doors fitted with spacers, rawl plugs, and expanding foam to secure and seal frames.


Electrical and Internal Works
Cabling, back boxes, conduit, stud wall, door frame, ceiling boards, plastering, and scrim taping completed to building regulations standards.
Heating and Floor Screeding
Boiler installed, pipework routed, floor screeded over insulation, manhole cover set flush, and leveling compound applied for a smooth finish.


Final Finishes
Skirting boards, architraves, internal and French doors installed. Painting to be done by customer, with plaster sealed with watered-down emulsion for optimal finish.




Conclusion
This extension involved extensive groundworks, structural planning, and interior finishes. Careful attention to detail and compliance with building regulations ensured a long-lasting, functional, and comfortable home addition.
